Liverpool Property Deal: Freehold House 10% Yield £90,000

Tuna Fish and other associated companies have been successfully buying, developing, renovating, holding and selling apartment blocks and individual properties for decades. Properties are sourced in a variety of ways including at auction, through receivers and administrators, off-market and on-market.

We are either sent excellent property investment opportunities, spot them, or source them for clients.

Inflation

Inflation is presently eroding the purchasing power of cash at a rate of 9% per annum (CPI) and 11.1% (RPI). It is forecast to increase further. Therefore real (inflation-adjusted) cash balances, earning a negligible rate of return will effectively reduce from, say, £100,000 to £89,000 (RPI) over a year. Now would be a good time to think about how to mitigate this risk. Real estate has historically been a good hedge against inflation.

Liverpool Property Investment Opportunity

We have an investment opportunity and many others which may interest you. This property is being sold with a couple of issues that we can iron out, hence the price. Most properties that have issues, whatever they may be, are usually excellent value.

In this case, the house is below £90,000, is freehold, and will let very well as a:

  • standard buy-to-let
  • 5 bedroom HMO (subject to consent),
  • Airbnb.

It has incredible flexibility. It also has:

  • Good location
  • Double glazing
  • Gas central heating

Both the kitchen and bathroom are fine, only cosmetic changes are required.
It will need a little work to get into a lettable condition and Tuna Fish Renovations can do that for you, if required.

The yield is about 10% and this property will go very quickly.

Case Study

We personally bought a property in Liverpool in 2020 for £45,000. It is a big 3 bedroom end of terrace built in 1886. It's now valued at £100,000 plus, with minor works. Why? It had an issue. Buy properties with issues. I will write more about this in the next newsletter and give further examples of real property deals sourced or bought by Tuna Fish Property.
