We have five off-market freehold blocks of flats for sale on behalf of one owner. These are, in my view, below market value. I know the areas very well and we own buildings in the same roads.

It is very difficult in Liverpool today to be able to buy FREEHOLD unbroken blocks of apartments at accessible prices. This is a rare off-market opportunity. They are small blocks of 3, 4 apartments (one is 6 apartments), with a mix of 1 and 2 bedrooms. The freehold value is also worth considering when purchasing apartment blocks. There is also one block of 5 apartments in a well know area near Liverpool city centre.

Gross yields are in excess of 10%. As investors will own the freehold, you provide the services and there is no ground rent to pay. You are not beholden to a management company that you can't sack on the spot.

Local Knowledge

We have spent many years buying properties from people who have made poor decisions. Most are people who are not from Liverpool. We bought a block of apartments from a man from London in February 2020 just before lockdown. He spent a considerable amount of money putting 'the very best' into his flats only to find he eventually ran out of money and had to sell.

Buy to let is a business and you need to treat it as such. The 'very best' may be what you want at home, but tenanted properties require robust kitchens, bathrooms and flooring, which is not mutually exclusive with nice and comfortable.

We now have a number of clients who have come to us having been ripped off by builders. One went 'bust' with a substantial amount of a client's money, others have undertaken works which my company has had to rectify. Some others are just cowboys.
