Our Venmore auction reports explain what sold, what remained available and how the published sales figures were calculated. Dominic Farrell reviews the results from the perspective of a disciplined property investor, with separate figures for sales prior to auction, live or indicative auction sales, and later transactions.
Our reports cover the whole catalogue, including any properties outside Liverpool and Merseyside. Every set of figures has a reporting snapshot, so you can distinguish the auction result from subsequent sales.

Venmore’s October catalogue contained 56 live entries. At the original evening snapshot, nine were marked sold, eight sold prior, 29 available, five withdrawn and five postponed. The nine sold labels imply a 23.7% sale rate across the 38 lots assumed to have reached the auction.

Read the reportSold prior means a sale was recorded before bidding. A live sale is a transaction recorded during bidding; where the source only says sold, the report explains whether timing is uncertain. Sold after is kept separate. Available is treated as unsold at that snapshot. Withdrawn and postponed entries are shown separately from properties that failed to sell during bidding.
Each report shows both the sale rate among lots offered and the recorded sales as a share of the full catalogue. The denominator matters: including sales prior to auction produces a different measure from counting live sales alone.
An available property may be open to offers after the auction. Confirm its current status with the auctioneer and investigate the legal pack, condition, finance and complete acquisition costs before committing. The historical archive is not a current stock list.
