A clear strategy. A continuing relationship.

A buying plan backed by people who know the area.

Good property investment begins with the price, the location and a plan for what happens after completion. A low guide price means little until the legal position, condition, rental demand and costs have been examined.

We start with your objectives, available funds, experience and appetite for risk. Whether you want rental income, a BRRR investment or a property to improve and sell, we agree the buying criteria before searching.

Our work continues beyond the acquisition. The same local business can coordinate refurbishment, find tenants and manage the property, giving you a point of contact throughout the investment.

These 3 client purchases needed no refurbishment. They show how the acquisition price can create scope for a later refinance, with rental income continuing in the meantime.

Historical client reports. Percentages are rounded increases from purchase price to reported mortgage valuation. A valuation is not a sale price, a mortgage advance or a realised profit. Purchase, finance, tax and other costs affect the return, and refinancing depends on the lender’s assessment.

Liverpool L4

A receiver sale secured prior to auction for £70,000. Nearby completed sales were £110,000, £110,500 and £135,950. The comparison helped inform the appraisal.

Liverpool L20

An auction purchase at £90,000. A comparable property nearby was advertised at offers over £125,000. That was an asking price, rather than a completed sale.

Practical experience behind the appraisal

We understand the work behind the opportunity.

Some purchases need no refurbishment. Others depend on getting the building works right. Our project experience helps us assess the work, obtain quotations and consider whether the expected rent or resale value justifies the cost.

Before you get in touch

Your Investors Club questions.

What is the Distressed Assets Investors Club?

A property investment club led by Dominic Farrell, with sourcing and practical support from Tuna Fish Property. We help investors assess auction and distressed property opportunities in Liverpool, Merseyside and Wirral, and arrange the support needed after purchase.

Is the club suitable for a first time property investor?

We begin with your experience, funds, objectives and appetite for risk. The initial discussion establishes whether the club’s sourcing and ongoing support fit your circumstances. If your main goal is learning to source independently, we can also explain the property mentorship programme.

Can I join if I live overseas?

Yes. We work with overseas investors and can agree a remote arrangement using telephone or Zoom conversations, local viewings and ongoing property support. Legal and finance advisers will assess the requirements relevant to your circumstances.

What does membership cost?

Contact us for the current membership fee, scope and terms. Before you proceed, we explain the membership arrangement and the separate purchase, professional, finance and refurbishment costs relevant to your plans.

What is included in the first 12 months of management?

Your first qualifying club property includes 12 months of letting and management support, including tenant finding and inspections, under the agreed membership terms. We explain which property qualifies, when the period starts and the services covered before you join.

Does every investment property need refurbishment?

No. The 60%, 47% and 46% client examples on this page needed no refurbishment. Other opportunities may require works or a development plan. We assess the condition, costs and intended exit before recommending a buying approach.

Is rental income guaranteed?

Rent guarantee insurance is available where applicable, subject to eligibility, policy terms, conditions and exclusions. We can discuss the cover relevant to your property and tenancy. A mortgage valuation uplift is separate from rental income and investment profit.

Your next investment

Let’s discuss what you want property to achieve.

Tell us your available funds, your experience and whether you are looking for rental income, a BRRR investment or a property to improve and sell. Arrange a telephone call or private Zoom conversation with Dominic Farrell to explore whether club membership fits your plans.
