It's been an excellent end to 2022 for Tuna Fish Property and our clients, sourcing five buy to let properties at Nov/Dec property auctions with freehold houses yielding up to 11.7% and purchasing 3 bedroom terraces for £66,000, substantially below current market values. We also sourced a city centre apartment for £25,000 with a gross yield of 23%.

The latest acquisition completing in Jan 2023 was bought for £90,000, with a similar property on the market with a local estate agent for 'offer over £125,000.' Arguably, not in as good a condition as the property we sourced. It is 1260 sqft and if converted to a 5 or 6-bedroom HMO would net about 17% per annum.

Property auctions are where you find value, as the majority of lots have to be sold, for one reason or another. In the case of all of these properties, the seller wanted a quick deal, and therefore willing to take a lower price at auction. In one case a 50% drop on the purchase price.
