
Unbroken Freehold Block of Apartments Yielding 18% - 2025, a Great Year for Distressed Assets

Happy New Year!
It's great to be back, and looking forward to an exceptional 2025. Bad economic news, higher-than-expected interest rates, and a fall in business confidence present a ‘perfect storm’ for distressed assets.
The current government's economic mismanagement presents opportunities that economic history tells us will perform exceptionally well over the medium to long term.
We have kicked off 2025, as we finished 2024 with two excellent client acquisitions:
Off-market
Small Freehold Unbroken Block of Apartments tenanted and currently yielding 18%. The same client recently acquired a 4-bedroom HMO with an income of £19,000 (at market rent) for £60,000. These are not typos.
Why would someone sell these assets for prices substantially below their market value?
There are many reasons, and on most occasions, when we receive a call at Distressed Assets or Tuna Fish Property, it is someone needing cash NOW, not necessarily in a few months. Given the incredible sales of my book, many of which are overseas (which I’ve always found strange given there are pound signs on the cover) and our global ranking on Google for Distressed Assets, we received many calls/e-mails, and indeed only this morning from a person living overseas who wants a quick sale. These calls will increase in the coming year, as overseas investors view the UK negatively. This is excellent news for astute property investors or traders.

Another acquisition for a long-term mentee is a freehold terraced house in excellent condition, tenanted, and yielding 13% at market rent.
