I just came across this while researching something else. It's another stark reminder of the difference between buying wholesale through auctions, receivers, (genuine!) off-market, and retail through Rightmove, and Zoopla.

We acquired No.50 (3 bed, tenanted, EPC C) at auction for £70,000, while someone paid £106,000 for the house next door 9 months later. They're identical, and the rent will be the same or similar, but No.48 has cost the buyer 51% more! The difference in financial return will be huge. One is an investment, the other is a hobby.
