Some Of The Best Property Auction Opportunities are in Unsold Lots

Over the years, we’ve consistently found exceptional value in unsold lots and this week is no different. While some bidders drove live auction prices well above reserve (one example reaching £114,000), we secured an unsold property with identical rental income for just £60,000, well below its reserve. Both are two-bedroom freehold houses, though the one 52% higher needs some work.

Today, a mentee has made a bold offer on another unsold lot, and the seller is seriously considering it. As I mentioned in my book, there’s a lot of psychology at play in the world of unsold lots, particularly with vendors who may have already mentally spent the proceeds.

Only time will tell, but the key message from this quick update is clear: an auction isn’t just one event, it’s three distinct phases:

• Pre-Auction
• Live Auction
• Post-Auction

You need to be active in all three.

Even this bank holiday weekend, I’m heading out with a mentee to view another unsold lot from a completely different auction. Keep pushing forward, opportunities are everywhere if you remain persistent.
