Property auctions arenโ€™t just great for buying, theyโ€™re also an excellent way to sell quickly, with funds typically reaching your bank account within around 28 days of the (virtual) hammer falling.

It had been listed with an estate agent for a long time, with the price gradually being reduced, yet there was still no serious interest.

He asked me for advice, and I suggested we consider putting the property into an auction. I assessed the property, its location, and its target market, and then researched various auction houses. I recommended the one I felt was best suited for selling this particular type of property to the right buyers.

He followed my guidance, and the property ultimately sold for 69% above the guide price. Needless to say, he was delighted with the result.

Regularly review your property and other investments, and compare their performance to alternative opportunities. If an asset is underperforming, it may be time to consider moving on.

However, when it comes to property, holding onto an asset yielding 6%/7% might not make sense if there are distressed opportunities available that can generate returns of 12%, or even 20/30% in some cases (yes, thatโ€™s not a typo), with in-built equity from Day 1.
