What the results show

Using the 23 sold with price entries as a proxy for sales during bidding gives an indicative live rate of 32.9%. If the plain sold entry also sold during the auction, the rate rises to 34.3%. The timing uncertainty remains visible in the report rather than being silently assigned to the live category.

Sales prior to auction accounted for 21 of the 46 recorded sales, or 45.7%. The 45 available entries were the starting point for further enquiries at that snapshot. The 23 disclosed sale prices totalled £2,478,000; this is a partial sum, not the auction’s total proceeds.

Updates and coverage

Original classification detail: Lot 54, 43 Antrim Street, was explicitly marked sold post. Lot 67, 5 Stonehill Street, was marked only sold. The highest lot number was 107, but Lot 72 was absent from the displayed results and was not invented or classified as withdrawn.

How the sale rates are calculated

Remove 12 postponed and three withdrawn entries from 106 to obtain 91 eligible entries. Removing 21 expressly identified prior sales leaves about 70 offered. If the unclassified sold entry was an additional prior sale, the working live denominator would be 69 and 23 / 69 is 33.3%, within the stated range. Later website changes are not part of this original snapshot.
