What the results show

The initial results left 51.2% of the catalogue available. This provided a sizeable group of properties for further investigation and negotiation after the auction. An unsold result identifies a failed transaction at that stage; it does not establish a below market value purchase.

A disciplined investor can ask about the highest bid, the vendor’s revised expectations and the reason the lot failed to sell, then test the legal pack, condition, income and full purchase costs before making an offer.

Updates and coverage

Later update: the official September results page now marks Lot 31, 11 Nixon Street; Lot 32, 2 Denbigh Road; and Lot 34, 47 Cowley Road as sold after. These later transactions must remain separate from the original seven auction sales. A complete current recount has not been substituted for the historical snapshot.

How the sale rates are calculated

The working live denominator is 41 less four sold prior, two withdrawn and seven postponed, giving 28. The historical sold labels are used as an indicative live proxy. Zero sold after means none recorded in the initial snapshot, not none subsequently sold. Later withdrawn or postponed labels must not retrospectively change the original live denominator.
