Later sales make a material difference

The archive records 8 entries simply as sold, 3 as sold prior and 4 as sold after. Those later transactions account for more than a quarter of the 15 recorded sales. An auction review that folds every transaction into the bidding result would miss that distinction.

For a buyer, the lesson is to remain organised after bidding ends. A property that does not sell can still be worth investigating, but the legal pack, renovation costs, funding and maximum purchase price need the same attention.

A wide spread of prices

The examples below range from an £85,000 Wallasey purchase to a £295,000 Liverpool result. The price spread reflects different properties and locations. It does not establish which was the better investment or whether either sold below market value.

Begin with comparable evidence for the particular property. Then account for the costs and the return you require. The auction result is a useful piece of evidence, not a substitute for that appraisal.

Selected historical results

LotPropertyPublished result
43 Naples Road, Wallasey, CH44 7HJSOLD £85,000
212 Roxborough Walk, Liverpool, L25 5HNSOLD £295,000
2588 Gray Street, Bootle, L20 4PRSOLD £86,000

These are selected examples from the archive, not a valuation exercise. Sold prices exclude any additional acquisition costs. A sold prior or sold after label does not establish a disclosed price.

The 8 ordinary sold entries with an explicit price total £956,000. This is a partial disclosed price total, not the auction’s complete proceeds. Other sold entries can have undisclosed prices.

How the figures were calculated

Every published results page was included, with one record per lot number. The denominator is the 25 entries visible in that archive. It is not inferred from the highest lot number, and it is not a count of properties known to have reached bidding.

Recorded sales are ordinary sold labels plus sales explicitly marked prior or after. Unsold and available are grouped together; unavailable, refer to auctioneer and a guide price without a result are kept unresolved. Withdrawals and postponements retain their stated timing.

We have not independently reconstructed the auction day clearance rate. Comparisons with other reports must allow for differences in coverage and the age of the reporting snapshot. Figures describe the whole auction list, including properties outside Liverpool and Merseyside.

Use the results in your own appraisal

Work through the property investment checklist to connect price, condition, legal review, funding and your intended exit. Allow for the complete auction purchase costs before setting a maximum bid.

If you are following an unsold property, confirm its current position with the auctioneer. Review the latest legal pack and addendum, inspect the property and agree the funding route before making a binding commitment.
