Liverpool Property Auction Results 2026: Venmore and Sutton Kersh
Published 4 November 2026 · Covers completed sales from February to 3 November 2026
The 2026 archive brings together 12 dated auction reports from Venmore and Sutton Kersh. The earlier 8 sales have been reviewed retrospectively. The September, October and November reports preserve their original reporting snapshots. Together they provide a practical record of sales, unsold properties and the different routes through which a purchase can be agreed.
The retrospective archives can include later sales and changes. The later reports use snapshots taken at different times after their auctions. These figures are not a uniform auction day series, and we do not combine them into a single annual clearance rate or use them as an auction house league table.
Earlier 2026 results: a consistent calculation within each archive
The table uses recorded sales divided by the published entries in each retrieved archive. Recorded sales include sold prior and sold after. The ordinary sold category does not independently verify the time of exchange. Each linked report gives its sources, exact categories and qualifications.

What these results teach the disciplined investor
Sales prior to auction and after bidding are a material part of the record. Venmore’s March archive has 8 recorded sales: 4 prior, 2 later and only 2 ordinary sold labels. Sutton Kersh’s May archive records 20 prior sales and 3 later sales within its 52 recorded transactions. The acquisition process extends beyond bidding.
There are also meaningful differences in what an archive contains. Venmore’s July printed catalogue lists 49 lots, while its results pages contain 50 entries. Sutton Kersh’s February printed catalogue advertised 83 lots, while the retrieved archive contains 76 entries with numbering extending to 86. Counting the highest lot number or copying a headline percentage would conceal those coverage differences.
An unavailable label is not a confirmed sale. The Sutton Kersh April and July archives each contain 7 entries without a clear final outcome. Those entries remain unresolved in our reports rather than being assigned to whichever category makes the percentage look stronger.
Follow the property as well as the auction
Venmore’s records show 441 Price Street, Birkenhead, unsold in May and sold at £81,000 in July. They show 2 Viola Street, Bootle, unsold in May and sold at £100,000 in July. A dated shortlist helps you recognise a returning property and investigate what has changed.
The later price does not prove that the buyer secured a discount or that the property’s condition and legal position stayed the same. Refresh the appraisal, the legal pack, the renovation budget and the funding plan. Keep your maximum purchase price tied to the evidence.

Read the reporting note on each page before comparing its figures with the earlier retrospective reviews. A report compiled just after an auction has had less time to record later transactions.
Build the purchase around evidence
Use the investment checklist and budget for the whole purchase. A weak sale rate can justify further investigation, but it does not value a particular property or establish an acceptable risk.
The aim is to become a confident, disciplined and independent investor. Investigate the reason for the sale, compare the property properly, understand the legal pack, arrange suitable funding and retain the option to walk away.
