Most recorded sales happened outside the ordinary sold category

Only 2 of the 19 entries are labelled simply sold. Another 4 are marked sold prior and 2 sold after. That means 6 of the 8 recorded transactions sit outside the archive’s ordinary sold category.

This is why buying prior to auction and following up unsold lots belong in the same acquisition plan as bidding. It is also why a headline sales percentage needs an explanation of what it includes.

Two disclosed Birkenhead results

The archive records £65,000 for 67 Harrowby Road and £66,000 for 169 Cleveland Street. These are individual historical results. Similar prices do not prove similar condition, tenure, rental prospects or renovation costs.

The same address can also return at a later auction. Check the full marketing history and ask what has changed, rather than treating every catalogue appearance as a new opportunity.

Selected historical results

LotPropertyPublished result
267 Harrowby Road, Birkenhead, CH42 7HSSOLD £65,000
8169 Cleveland Street, Birkenhead, CH41 3QDSOLD £66,000
1369 Walton Vale, Liverpool, L9 4RQSOLD PRIOR

These are selected examples from the archive, not a valuation exercise. Sold prices exclude any additional acquisition costs. A sold prior or sold after label does not establish a disclosed price.

The 2 ordinary sold entries with an explicit price total £131,000. This is a partial disclosed price total, not the auction’s complete proceeds. Other sold entries can have undisclosed prices.

How the figures were calculated

Every published results page was included, with one record per lot number. The denominator is the 19 entries visible in that archive. It is not inferred from the highest lot number, and it is not a count of properties known to have reached bidding.

Recorded sales are ordinary sold labels plus sales explicitly marked prior or after. Unsold and available are grouped together; unavailable, refer to auctioneer and a guide price without a result are kept unresolved. Withdrawals and postponements retain their stated timing.

We have not independently reconstructed the auction day clearance rate. Comparisons with other reports must allow for differences in coverage and the age of the reporting snapshot. Figures describe the whole auction list, including properties outside Liverpool and Merseyside.

Use the results in your own appraisal

Work through the property investment checklist to connect price, condition, legal review, funding and your intended exit. Allow for the complete auction purchase costs before setting a maximum bid.

If you are following an unsold property, confirm its current position with the auctioneer. Review the latest legal pack and addendum, inspect the property and agree the funding route before making a binding commitment.
